Abhee Ventures unveils Codename New Dimension: 45-acre Scottish-themed township
Abhee Ventures Unveils 45-Acre Scottish-Themed Township at Gunjur
Abhee Ventures, a leading South Indian real estate developer, has announced "Codename New Dimension," a 45-acre Scottish-themed residential township at Gunjur on Whitefield–Sarjapur Road, Bengaluru. The project is currently in the conceptualisation stage.
Project Design and Concept
The township, designed in collaboration with London-based UHA London and India's RSP Architects, offers low-density living with 85 per cent open spaces and over 140 lifestyle and recreational amenities. Highlights include a 3-acre golf-driving range, a man-made lake, extensive green landscapes, and four clubhouses spanning 1.5 lakh sq. ft. It will feature 2 to 4.5 BHK residences across 35-storey towers with functional layouts, ventilation, and space efficiency.
The township will consist of approximately 3,000 residential apartments, developed across multiple high-rise towers.
Strategic Location and Connectivity
Strategically located between Whitefield and Sarjapur Road, Gunjur benefits from strong connectivity to the Outer Ring Road IT corridor, ITPL, EPIP, the upcoming Dommasandra Metro Station, and the proposed SWIFT City and Peripheral Ring Road.
Gunjur has emerged as a key residential micro-market in East Bengaluru, driven by infrastructure growth, connectivity, and proximity to major employment hubs. Gunjur's rise is deeply tied to its connectivity to tech-driven employment hubs like Whitefield, Sarjapur Road, Bellandur, Brookefield, and Outer Ring Road (ORR). Its location offers a clear advantage to professionals working in Bengaluru's booming IT/ITeS, BFSI, and start-up sectors.
Market Context and Growth in Gunjur
Established in 2009, the company has completed over 25 projects over the past 16 years and continues to focus on apartment, villa and plotted developments across locations such as Sarjapur Road and Electronic City. Among its ongoing projects is Abhee Aaria, a residential development spread over 12 acres near Gunjur Lake, comprising 1 to 4 BHK units, with a large proportion of open space and amenities integrated into the layout.
As office space leasing in Bengaluru reached 21.7 million sq. ft. in 2024, up 39% from the previous year, housing demand in adjacent micromarkets like Gunjur has intensified. In the first half of 2025, 1522 units have been launched, which is 66% of the total units launched in the whole of 2024.
